    Terrence Wall, a real estate developer who founded T. Wall Enterprises, wrote in a piece for newspaper Wisconsin Right Now that "the Trump brand" would have added at least "20 percent or more" in value to the former president's properties.

    "But here's the thing; the city assessment on Mar-a-lago was $30 million and even Zillow says it was worth $24 million," Wall wrote. "Both the assessor and Zillow say the property is worth substantially more than the court and prosecutor say. Now given that the assessor is considered an expert in valuation by the government itself, it's odd that the court says its market value is worth so much less."

    "I saw many condos for sale in the $20 to $40 million dollar range online in Palm Beach," Wall wrote. "If you consider that the land value portion of each condo would be a standard 25 percent to 50 percent that means $5 to $20 million per unit in land value," he added. "I calculated that Mar-a-lago could hold around 875 units based upon a density of 50 units per acre [...] At 875 units times the land value per unit [...] the land would be worth $4.375 Billion to $17.5 Billion."

    According to Wall, the New York court failed to consider several factors in evaluating Trump's properties, including "the Trump brand."

    I think most with any common-sense new Mar-a-Largo was worth way more than this ignorant prosecutor is trying to claim. Eventually when this is all said and done letitia james and the wacko judge will both be exposed for this sham of a court. The only people that even believe this is fair are the unhinged leftist

    What this idiot fails to take into account is that MAL was declared a club "forever" to get substantial tax breaks. However, the orange criminal gets loans based on it being property that could be developed as residential. 2 sets of books in essence. Fraud.

    So he figures they could charge $10-40 million per unit with 875 units on 17 acres? That's an awful lot of gazillionaires piled on top of one another.

    He's paying property taxes on a property assessed at $18-27 million while valuing the property at $427-627 million in his financial statements. My $500,000 home would be assessed at less than $25K if I could get that kind of deal on my property taxes.

    As part of the New York civil investigation of the Trump Organization a New York court has found that from 2011 to 2021 Mar-a-Lago has been assessed by Palm Beach County as having a value from $18 million to $27.6 million, while at the same time Trump's financial statements has valued it from $427 million to $627 million

    So, these same people that estimated the value of his properties are the reason why he's in court to begin with? Lol... New York is a scam state with scam laws...

    Help me understand what this expert is saying because it seems crazy to me. He is arguing that, if anything, the property could be considered undervalued because of what could be built there? Is that like me buying a lot somewhere and saying I could have a 500K home on it and then claiming that $500k value on loans elsewhere even though the home does not exist?

    And, how many condo's are really out there that sell for $20-40M in one location in Florida.

    Rush Limbaugh widow sold their house in Palm Beach in March of this year for $155 million so yes Trumps property would be worth a lot more don't you think.

    The state of New York is acting as if Trump himself is responsible for the valuation, that someone else gave, for his properties..

    Can someone explain the potential condos, 50 to an acre. Is he talking about multistory high rise or townhome type?

    It's not even close. Limbaugh had 2.7 acres with a 24,000 square foot palace on it. 2.7 acres for $155 million = $57 million per acre. The OP story says Trump's land is worth a minimum of $4.375 billion. 17.5 acres for $4.375 billion = $250 million per acre. But Limbaugh's acreage also comes with a 24,000 sf house on it. With Trump's acreage you'd have to demolish the building to build 875 condos on it.

    You're missing the point; his property is worth for more than what that idiot Latita James was claiming, she's not even in the ballpark. I think most with a lick of common sense would know that. Do I think it's worth what that developer stated no but I'm not a developer either.
    I wouldn't put it past a developer to do that. It's happens for more frequently that you than you think. I don't know of any major property owners that don't want their properties valued as much as possible. Its pretty clear Trump was closer to the actual value than James.
