    Wilmington NC makes Florida look like New Mexico in hurricane instances. :D

    I mean I pay for it now, with 22 years left on a mortgage, I will afford it even easier with no mortgage someday.

    Just too high a risk to me.

    Agreed. Like the "Russia Collusion" story pimped by the main stream media con artists for 3 years would be a great example. Lots of people fell for that one.

    Relatively active? He lives 2 miles from the WH and his entire staff is running the administration.

    A lot of people that worked for Obama are not in the current White House, but I don't think we're really disagreeing about the point I was making, which was to actually push back against the notion that his being the first Black president is the reason the right is still attacking him. Obama is still active in politics. He campaigned for Democrats in 2022, for example. Of course, I expect him to keep getting attacked when he and his wife are probably the most popular Democrats in the country and are still in the spotlight. I thought people on the other side might actually appreciate my concession.

    I guess you missed hurricane Charlie... It barreled through Central Florida, and it took out half the oak trees in and near downtown Orlando... an inland city. If you've been there you know that near and around that area is almost completely covered with oak trees and other foliage.

    .... right here in Wilmington. :)

    ....and as someone who has lived on the gulf coast of Florida for almost half my life and on the Atlantic Carolinas the other other half, it aint even close. I even lived in Lake Wales for a year. So I am aware of Central Florida too.

    Been to Orlando probably 100 times. Drive through it every time I head back down home. Theme parks a gazillion times etc.

    Trust me. No city has taken more direct eyewall hits in the last 30 years than Wilmington. Not sure its even close. (Outer banks notwithstanding)

    My point is, no insurance would be financial suicide here.

    i’m always good. I don’t understand your post above though. As for my response to you, that was directed to your apparent criticism that common sense has no application in the insurance industry. Sometimes the jabs on this message board are a little confusing.

    Im saying that in my case, common sense does not align with them challenging my assertion that a private utility pole connected to real property that is laying under the fallen tree makes the tree removal an emergency, not a luxury as they are claiming.

    well, common sense can come into play in your situation, but it’s more a matter of contract law. I see you live in North Carolina. North Carolina, like most states would treat that pole (I assume you own) as real property because it was attached to the land. If your insurance policy provides coverage for damage to real property as a result of a storm, which is why I assume the tree fell over, you should have coverage. I’m not sure depreciation comes into play with a utility pole either.

    Exactly. My point is they lack common sense by thinking I will just take their measley check and whistle on down to the bank. :D

    It's real property. Privately owned.
