    In the late nineties, we had a beautiful 1913 California bungalow in Old Seminole Heights a block north of Hillsborough High School. Hard to tell from the map what the evacuation status would be. Hope that neighborhood is spared.

    I'm well aware of all that. We used to have flood and property coverage just to avoid the insurance company finger pointing which they are good at.

    Guess I wasn't clear, citizens has a huge exposure, not water tho. My point was that there will be immense property damage from wind also, not just water and Citizens is the major insurer for that. Ian has a very wide path, inland areas will most likely be impacted.

    I also suspect many homeowners won't have adequate coverage

    it’s paywalled for me, but I assume GW and maybe lighter winds over the ITCZ are mentioned.

    It should be noted that the Keys storm in 1935, went from a Cat 1 to a Cat 5 in 36 hours, and is the strongest land falling hurricane ever in the western hemisphere at 185mph. So this isn’t a new phenomenon. It does seem more common though.

    Very true, but I know a few older folks that have paid off mortgages and decided not to get flood insurance. Mistake IMO, but when you've never been flooded or simply don't want to spend the $$, that happens.
    Flood maps aren't always accurate. We paid for flood insurance for years, never even had standing water, but better safe than sorry.

    Parts of Seminole Heights are close to the river, but I suspect most would just hunker down. I'd guess the damage will be mostly wind and destruction of the old tree canopy which would be sad. A lot of old houses in that area.

    I'm not in a flood zone but looked at it recently, $4000 a year, $1000k more than my homeowners and windstorm combined. 2 years go it was $600, the agent said the rates for flood have been crazy it's a total mess she had some people who's rates went from $500 to $10,000 in a year.

    Sandy pretty much shows how massively underpaid the fund was and everyone took notice.
    Let’s say that you have a 600k house on the water and were paying 2k a year. That’s basically implying your risk of a total loss in any given year is 1/300, which is insanely low. At 10k, that’s one in sixty, which is much more reasonable.
    The rest of us not on the water we’re subsidizing that lifestyle(guess who paid the Sandy bills, because it wasn’t the fund), which wasn’t fair either.

    Yep, that's a lot more than we paid. I recall a sliding scale depending on ur zone.
    Inland now, so no need, but currently out of town and still concerned about wind damage. Still hoping for a shift westward.

    We still buy flood insurance every year even though were not so that makes it mandatory as a condition of the mortgage. It just makes sense because it subsidized. I might think again if it wasn't subsidized given how high up we are about right now I'm not sure why anyone doesn't

    69 Camille was the same, rounded Cuba around cat 1 and hit Biloxi at 9.06 millabars, the lowest barometric landfall pressure ever recorded in the US.

    Some say wind speeds may have exceeded 200mph but the speed gage broke off and went sailing up to Jackson, MS.

    One off, aberration, won’t happen etc….but the fact that a decent model is doing this at all speaks to the potential for intensification.

    Under 900 millabars is mind blowing, you get caught in that your flesh is flayed off by sand and debris.

    Redington shores which is between St Pete and Clearwater. I’m on Gulf Blvd. facing the Gulf of Mexico.

    I sure hope those sunsets from my living room for the last 4 years is worth it. Lol
