    When I was rebuilding my house 3 years ago I discussed bringing in more dirt to raise my property, build said the city wouldn’t do it. I could have built a stem wall and raised the house that way but the plans were already drawn and we were trying to get going asap as our loss was due to fire.

    Had something to do with the way water might runoff my property onto neighbors property.

    it is why Rome has one subway system and their traffic is so bad. The second link being built is going to take decades since they run into a new artifact every ten feet.

    All new rebuilds or rehabs greater than 50% of assessed value have to be elevated to FEMA + 1 for residnetial, FEMA + 2 for critical services, and above the SLOSH (Sea, Lake, and Overland Surges from Hurricanes) model elevations for things not easily evacuated.

    If you think the FEMA 100 year elevations are whack, you should look at the slosh model elevations. Last ALF I did, the slosh model in Naples was 3 feet above the rooftops of the nearby homes that didn't get an ounce of flooding from Ian or Irma. Min FFE for the ALF was 14' above what a house would be. Ridiculous

    you can do things to mitigate for the stormwater if you have room to do the grading to redirect or capture the runoff

    Personally, we buy flood insurance though not in mandatory flood zone. Still think it is a good deal

    Yeah my town has some special review requirements. From what I understand decades ago they approved some houses below minimum elevation requirements and lost a big lawsuit as a result. Now they have an extensive review process. Like I said we were trying to get built as fast as we could while renting. As it was we were displaced for 17 months..
    Post Covid supply chain issues with mainly windows but some labor issues.
