Cocoa Beach and the Cape are pretty much saturated for investments. The Brightline stuff is in Cocoa near US1 and SR524, no where near the Cape or Cocoa Beach. All the "new" investments in brevard will be on the mainland (Cocoa, Titusville, and Rockledge/Viera or North Merritt Island.) The Cape and Cocoa Beach would be a good AirBnB location, but for rentals I would look toward Ocala for investments. That part of Florida and North will grow significantly in the next 20 years.

To be a little more specific…would you say the cape is also saturated when considering long term rental multi family, ie…duplex or triplex? I’m not a big fan of Cocoa but for some reason I’m attracted to Cape and I am liking Melbourne more and more.

Personally I think so, there isnt any real estate in Cape Canaveral unless they rezone commercial to allow more residential. Personally, I dont think that happens, their economy is tourism and shipping, so it will likely stay there or grow commercially. The grow potential in Brevard is all mainland, Melbourne is a great spot as well. There is industry there as well, so it isnt just snow birds or tourism, there is actually people looking to rent for work or school. I dont blame you on Cocoa, I grew up there, and its a mess. It will likely stay that way as well.

As you drive into downtown Cocoa Beach you can scarcely miss the big bronze statue of Cocoa Beach’s most famous resident, the legendary surfer Kelly Slater.
When we bought on the water…at first the wife wanted a condo. I did not want the condo association. So glad we bought a house in the C Section of Palm Coast. Sailboat Country. No HOAs. My lawn guy is great charges $95 a month. Pool is $140 I think. Can’t wait to get back over this weekend. Saw our canal neighbors across the canal just listed their place. Really nice place. But they are definitely at the high end on the ask and probably not a good investment but more of a home to retire in at that price point. I hope they get it. Our direct neighbors bought a year and a half ago and paid more than I would have which was good for us though we are not looking to sell.
