    Thanks! I do think the poor rural counties with few services skews those figures, but give it time. Those northern developers will continue to buy up land in those counties to build, and the demand for services will demand tax increases.

    DeSantis has reminded me of someone, and I couldn't put my finger on it until this morning. It is Jeff Bridges' character in the 1984 movie Starman. Not meant to be an insult, but I just think the look, expressions, and head movements are similar. I am glad I figured it out because it had been bugging me.

    what makes you think the developers are a bunch of northerners? counties should have impact fees that require development to pay for itself wrt infrastructure. and then the increase in tax base should more than pay for the increased demand for services.

    yes, one developer in the state of Florida. I know many others, some with counties named after them

    I always find fascinating when you read history books and you recognize the names based upon place names that you did not automatically associate with a person. The one that really comes to mind is this one, about the 1920s Florida land boom. Every figure has a county or a city or something significant named after them.
