fair point, but that average is driven up pretty high by Miami/so Fla, TB area, J'ville, O'town, the Keys, and all kinds of beach property. Ranch/farm land, will inevitably be significantly less than average. You are assuming the land is exclusively zoned for farming which in Jacksonville is a major assumption. I lived in Jacksonville and much of the property has mixed zoning uses. If one does not have to worry about a variance to develop condos or a shopping mall on the land, I guarantee you it is not going to sell for 8,000 an acre.
