We ran a small business out of one once where they had a small residential on-site where the employee lived for free. 24/7 surveillance. Pretty smart. But yeah, someone falls behind and you throw a lock on it and either force them to pay or auction it. Not fun

Higher rent per SF than apartments. Cheaper to build and maintain. Lower turnover. We do love to hoard our stuff...

Yep. Thought that was the one.
My aunt had a house just north across the river back in the day. The sunset view from their boathouse was really cool.

Rather than demolishing the building it could have been repurposed. A prime example is the Torpedo Factory located on the Potomac River in Alexandria, Virginia. It was built in 1918 and was originally used by the Navy to manufacture munitions, especially torpedoes during World War II. Instead of demolishing it the building was repurposed as an arts space.

Some pics of the building today.

The building didn't look to be in good shape in the few pictures I could see.

repurposing would be entirely dependent on the structural and foundation capacity of the building along with the new minimum finished floor elevation requirements. I have to imagine that the FEMA floodplain number changed over the years but not sure how high the current site is.

Good point although that part of Alexandria is also prone to flooding from the Potomac. While the Torpedo Factory was renovated in the '70s, several new condos and townhouses have been built in that location relatively recently (within the last 10 years). One pic of flooding in Old Town Alexandria and it's not that unusual.
